Notice of Zoning in Progress

Regulations Related to Single-Family Homes

 

At its May 28, 2025 Town Council meeting, the Juno Beach Town Council declared a Zoning in Progress to allow time to consider amendments to Chapter 34 - Zoning Regulations to provide new and amended standards for single-family detached dwellings, which will enhance the current base zoning regulations for the adaptation of harmony within individual zoning districts.  The Zoning in Progress will apply to the construction of new Single-Family detached dwellings not located within an approved Planned Unit Development or substantial improvement of existing single-family dwellings. The Town will continue to take in Building Permit applications for all other Single-Family improvements that do not meet the substantial improvement definition for the duration of this Zoning in Progress under the Town’s current zoning regulations and process them accordingly. All other applications will be taken in but will not be processed until all code changes are final. It is the intent of the Town Council to place applicants and purchasers on notice that the submission of any application is at their own risk and without the benefit of estoppel or vested rights protection during the duration of the Zoning in Progress.  While this Zoning in Progress is in effect, purchasers and applicants remain on notice and shall not rely on existing standards and criteria in the Zoning Code of Ordinances in making any investment backed decision(s) concerning the development and use of their property.

Substantial improvement is defined as any combination of repair, reconstruction, rehabilitation, addition, or other improvement of a building or structure taking place during a ten-year period, the cumulative cost of which equals or exceeds 50 percent of the fair market value of the building or structure as determined by the Palm Beach Property Appraiser before improvement or repair is started.
